Commercial Real Estate Needs Analysis

Be prepared for real estate opportunities in 2025

Happy New Year! We know January is a month to get settled in and take on the goals of the year ahead, and one task a business owner may need to tackle is their real estate needs.

Therefore, we thought it would be helpful to share a worksheet for getting started on the first step of any real estate transaction – the needs analysis phase.

The purpose of the needs analysis is for the business owner is to determine a space requirement – to know what type of space to search for exactly. Defining the non-negotiable items and prioritizing the level of importance of the remaining space components will provide clarification and definition of the ultimate goal.

When to start?

We recommend starting the process about 12-18 months prior to the desired move-in date. This will ensure there is plenty of time to fully evaluate all the options in the market and provide the most leverage for negotiation.

Feel free to download the PDF version of this sheet or share with anyone who may find it useful.
