The Situation
Dr. Shirin Fakhri was already a successful dentist and practice owner, but her long-term dream was to own the real estate beneath her business.
With her practice thriving in a highly desirable part of Troy, she knew what she wanted—and where.
- Her goal: purchase a property within one mile of her current location.
- It wouldn’t be easy. Inventory was tight, and Dr. Fakhri was committed to waiting until the right opportunity surfaced.
- Referred to us by our partners at Henry Schein, Dr. Fakhri came to Mirlo looking for experienced guidance and a team that would think creatively, act persistently, and keep her vision front and center.
The Process
- After a two-year search, a promising lead emerged: a dental office condo just a stone’s throw from her current practice—and already built out for dental use.
- But there was a catch: the seller, also a dentist, was upgrading to a neighboring suite and refused to sell to another dental practice.
- Instead of walking away, we shifted strategies. We began knocking on doors—literally—speaking with other condo owners in the building to see if any might consider selling.
- That’s when we learned that a gastroenterologist neighbor was planning to retire within the year. We marked our calendars and returned six months later—only to find the suite appeared to be vacated.
- Still undeterred, we wrote a letter directly to the doctor’s home—and to our surprise, she responded. She was still interested in selling.
The Solution
We negotiated favorable terms for the sale, but another hurdle remained: the Right of First Refusal clause in the condo bylaws.
- All other unit owners had to be notified and given 60 days to match the deal—giving the original dentist one last opportunity to block the sale.
- We held our breath. But in the end, no objections were raised, and Dr. Fakhri was finally cleared to close.
The Result
Today, Dr. Fakhri proudly owns the real estate she operates from—just as she envisioned. The space is slightly larger than her original location, but more importantly, it’s hers:
- A fully built-out dental office
- Located exactly where she wanted to be
- And a tangible symbol of long-term stability and success
