The Situation
When we met Dr. Jeff Wasielewski and the team at Trillium Oral Surgery & Implantology, the practice was operating out of three locations—Plymouth, Chelsea, and a central hub in Ann Arbor.
That Ann Arbor office, while well-located, was becoming a bottleneck:
- Under 3,000 sq ft with just four operatories
- On the second floor with unreliable elevator access
- Lacked visibility in a competitive market
- Created challenges for post-op patient flow—especially for those needing assistance to reach their ride home
Given the complexity of oral surgery infrastructure—plumbed med gas, surgical HVAC, and specialized recovery flow—this wasn’t just a real estate decision. It was a mission-critical investment. And with a very expensive buildout on the horizon, there was no room for error.
The Process
- We began by defining the team’s space and functionality requirements, working closely with their equipment supplier and clinical leadership to design ideal layouts across several candidate sites.
- We had options—but nothing was quite right.
- Then, a compelling opportunity surfaced. Trillium could be the anchor tenant in a brand-new development. It checked many boxes. But after months of planning and coordination, serious challenges emerged:
- Construction timelines were fluid and unpredictable
- Municipal approvals added unnecessary risk
- Most importantly, time was running short
- At this point, the pressure was real. The doctors needed certainty—and fast.
The Solution
- We pivoted swiftly—broadening the search and moving decisively. We submitted aggressive offers and engaged directly with ready-to-deal landlords.
- One property stood out: 315 E Eisenhower – one of Ann Arbor’s most prestigious professional addresses
- It had a stable, collaborative landlord,
- A clearly defined path to occupancy, and
- A space that exceeded clinical, operational, and branding expectations.
The Result
Trillium’s new flagship location is a powerful step forward—nearly 8,000 square feet of thoughtfully designed surgical space, including:
- Twelve fully equipped operatories
- A large conference room built for team training and professional study clubs
- A private doctor’s office with an exterior balcony overlooking a private lake
- An expansive breakroom for staff in a serene, scenic setting
- And a refined presence in a Class A building that mirrors the caliber of their care
This wasn’t just about square footage—it was about protecting patient experience, empowering a growing team, and building a space that reflects the surgical excellence Trillium delivers every day.
