Little Smiles Pediatric Dentistry - It started with lunch. It ended with her name on a building down the street from where she’d been practicing.

The Situation

Our friend, Joe Hannawa from Henry Schein, made the introduction. That’s how a lot of our best work begins – someone from our network knows a doctor well, hears what they’re working towards, and thinks of us.

What Dr. Maegan Daughtery was working towards was clear, and it had been clear for a long time. She was a pediatric dentist who wanted her own practice. Not eventually, and not in theory, but it was the one thing for her.

The Process

  • Now, ownership rarely happens on the timeline anyone wants it. The right building has to exist, in the right community, at the right price, and at the right moment you’re ready to move on it. Those conditions don’t just line up on command.
  • So, we spent several years watching the market on her behalf. We would identify opportunities as they surfaced and would evaluate them against what a pediatric practice actually requires. It’s not just about square footage and price, but we knew there were factors that determine if a space works on any given day with a full schedule of patients:
    • Parking
    • Visibility
    • Easy parent accessibility
    • Room for the practice to grow
  • Some of the opportunities were worth a look, but none of them were the one. And Dr. Maegan had the patience to keep waiting, which is harder than it sounds when all you want is ownership.

The Solution

  • But then, the right building came available in Southfield – standalone, well-positioned, and a short distance from where she’d been practicing.
  • What made it the right building were all the fundamentals you cannot change. You can renovate an interior, but you can’t renovate a building to be the right size, add parking that isn’t there, or negotiate signage onto a property that has nowhere to put it.
  • We put a strong package together and moved decisively. It closed.

The Result

Today, Dr. Maegan’s building is under construction. The building, which is:

  • Free-standing and hers outright – not a suite in someone else’s asset,
  • The right size with room to grow into,
  • Accessible for families – very underestimated for a pediatric practice, because a parent will quit coming to a beautiful office if it’s difficult to access with two kids and a car seat in the parking lot,
  • Easily visible with great signage in a market where most practices are working to be found,
  • Located in the same community she is used to serving – just down the street,
  • On her own timeline, from start to finish, and
  • Being designed to meet her standards from day one – not adapting someone else’s floor plan, not working around a layout built for a different specialty. Everything inside will be hers.

After the closing, Dr. Maegan hugged us in the parking lot and said, “This is the chef’s kiss. I’m so excited.”

 

That’s the part of this job that doesn’t show up in a lease abstract.

 

She knew what she wanted for years, stayed patient while the market caught up, and moved when it was the right time.
