The Situation

Tom Windle was a physical therapist working as an associate for a larger physical therapy company, and he wanted two things:

  • His own practice and
  • To be close to home.

Plymouth is where he lives, and with a young family, Plymouth is where he wanted to practice. That’s the whole brief, and it’s a better one than most. He knew what he wanted before he started looking, which is the single biggest predictor of how a search goes.

The Process

  • Along with Mirlo, Tom brought in a physical therapy startup consultant, who was very complimentary of our skillset. The consultant was able to assist Tom with the demographics and business operations for his new practice.
  • For a PT clinic, the requirements are specific and they aren’t obvious to someone who hasn’t done it:
    • Open floor area for gait training and equipment,
    • Ground-floor access – and this is huge, because a meaningful share of PT patients are not moving well,
    • Easy parking that turns over quickly, and
    • Visibility to help a new practice with no name recognition – the building should do some of the marketing.

Get these wrong and you’re paying for it every day for ten years.

  • Tom also hired a recommended contractor who has built multiple physical therapy spaces, and that referral is worth as much as anything in the lease. Having someone on board who knew what floor transitions to use, the anchoring for equipment, the sound considerations, specific electrical layout, etc. saved so much time and headache.

The Solution

  • With a clear vision, we narrowed the market to properties that fit those requirements and toured them together. Then, we did the part that gets skipped – rather than picking a favorite and negotiating one deal, we negotiated all his top choices in parallel. This is a signature step in our proven approach.
  • As we’ve seen time and time again, the extra negotiating paid off. Tom got to make his decision on the merits of the space rather than on whichever deal he was afraid of losing. Because a tenant with multiple options is not just taking whatever the landlord offers.

The Result

And the best option for Tom ended up being a retail plaza at the busy corner of Sheldon Road and Five Mile Road in Plymouth, which offered:

  • A well-traveled intersection with strong daily visibility,
  • Convenient parking, which can comfortably handle appointment turnover,
  • Exceptional signage – especially for a small tenant – that puts the name in front of the community from day one,
  • Great lease terms negotiated against real alternatives,
  • A beautifully designed space built by a contractor familiar with PT clinics,
  • And perhaps best of all, no commute! The location is just minutes from his home.
