Joy Dance Company
The Situation
Samantha Coffin has lived and breathed dance her entire life—as a student, instructor, and now, a studio owner. In 2024, she took the leap and launched Joy Dance Company, initially leasing time from another studio on Ann Arbor’s east side and operating during off-hours. It was a creative solution—but far from her long-term vision.
When we first met Sam, she laid out a clear and compelling plan for her dream facility:
- At least three full-sized studio rooms
- A welcoming lobby and staging area for families
- Comfortable parent viewing areas
- Strong signage and branding visibility
- Ample parking and accessibility in a convenient location
She had assembled a powerful team to support her journey:
- A general contractor—her own father
- A strong relationship with an SBA lender ready to fund the project
- A well-thought-out business plan that made it all possible
Now she just needed the right space—and the right guide to help her secure it.
The Process
- We kicked off with a deep analysis of the market, understanding that Sam’s clients expect a high-touch, premium experience—and the facility had to reflect that.
- Through several months of site tours, budgeting, test fits, and negotiations, multiple viable properties emerged. We strategically negotiated terms on each of them to get a real sense of what the market would bear.
Eventually, two clear front-runners surfaced—both required significant buildout costs, and both had potential. Sam faced a difficult decision, and we worked closely with her to model out long-term impacts, weighing cost, and timeline.
The Solution
- In the end, Sam’s second-favorite location rose to the top—but only after we negotiated an exceptionally favorable deal shooting it to the top of the list with:
- Reduced rental rate to preserve working capital
- A long-term lease with flexibility
- Strong concession package from the landlord
- A layout that allowed Sam’s vision to come to life—without compromise
The location offered beautiful natural light, high visibility, and the space for her to grow into, not out of. And thanks to the strong foundation she had built—both financially and operationally—Sam was able to hit the ground running.
The Result
Joy Dance Company now has a stunning new home. The new facility is a reflection of Sam’s passion, energy, and leadership. It’s:
- Warm, welcoming, and functional—built for serious training and joyful movement,
- A space where students, families, and the community feel connected, and
A launching pad for years of growth and impact ahead.
