  • So we leveraged a critical moment. Our client’s lease was nearing expiration, and the landlord believed they were preparing to vacate.
  • We made an offer to purchase the very building they occupied—even though it wasn’t on the market.

The Solution

  • At first, the landlord resisted. But with the real possibility of losing a long-term, reliable tenant, the calculus changed.
  • After a series of challenging negotiations, the landlord agreed to sell the 9,000 SF medical office building to our client.
  • Because the facility was already in use as a dental practice, the transition to ownership required strategic renovations—but not a complete relocation, which allowed Dr. Walsh to:

    • Double their clinical space,
    • Transform their practice into a state-of-the-art pediatric dental facility,
    • Save hundreds of thousands of dollars by avoiding new construction, and
    • Avoid the disruption of moving an active dental practice

The Result

  • Our client now owns their dream facility—right where they started.
  • The new space is a modern, efficient, and welcoming environment for pediatric care, and the transition was seamless for patients and staff alike.
