The Situation

 

Marisa Smith is no stranger to strategic growth. As a seasoned business coach and Entrepreneurial Operating System (EOS) Implementer, she helps companies gain clarity and build alignment from the inside out. She wanted to own a building if possible, but every scenario—purchase, lease, retrofit—came with serious complexity. And the process wasn’t going to be easy.

The Process

  • Over several years, we evaluated every possible path forward.
  • We explored building and condo purchases.
  • We ran budgets, space plans, and timeline scenarios.
  • We even evaluated alternative lease opportunities in premium business corridors.
  • Again and again, the numbers didn’t align. Nothing struck the balance between design, function, and financial feasibility. But Marisa remained patient—and we kept digging.
  • Eventually, after multiple rounds of touring and research, a standout space emerged. It was a corner suite at 3005 Boardwalk Drive—positioned just off the elegant lobby of the prestigious Ann Arbor office building, with abundant natural light and windows on multiple sides.
  • But the hurdles weren’t over:
    • The space was still occupied, and the landlord needed to negotiate a lease termination.
    • The buildout required a complete remodel, despite appearing “good bones” for her needs.
  • We needed to align the right architect and contractor, quickly and carefully

The Solution

  • Through it all, Marisa was involved in every decision, every revision, every step. She poured time, thought, and energy into making sure the space would be exactly right for her clients—and for the long-term future of her brand.
  • The difference-maker? A strong architect and the landlord’s deep knowledge of the building with their own background in construction management. They worked hand-in-hand with Marisa’s team to:
    • Execute a thoughtful renovation,
    • Divide and customize the space for training functionality, and
  • Structure aggressive lease terms that allowed Marisa to ease into the space with confidence and cash flow protection.
