The Situation

 

Bradley + Company, led by Marci Taran, had built a thriving business, designing branded merchandise and immersive brand experiences. But while the business was growing, their real estate footprint wasn’t keeping up.

  • The company was split between two locations—offices in Southfield and a warehouse in Troy—roughly 25 minutes apart. 
  • The separation was causing inefficiencies in communication, operations, and culture. 
  • To complicate things further, each location had very different economics and staggered lease expirations, limiting flexibility and creating friction in day-to-day operations. 
  • Marci had a vision: consolidate everything into a single location that could support creative collaboration, inventory management, and future growth

The Process

  • We set out to identify a space that could bring everything under one roof—approximately 20,000 square feet with the right blend of function, flexibility, and vibe. 
  • Over the course of several months, we toured a wide range of properties. While nothing clicked at first, the process gave us a valuable opportunity to educate the client on the market—from pricing and property types to neighborhood energy and future scalability. 
  • As clarity emerged, so did the priority: a fun, energetic neighborhood that could inspire both the creative and operational sides of the business.

The Solution

  • We zeroed in on a vibrant, converted warehouse in Ferndale—a city known for its creative spirit and walkable, character-filled districts. The space offered the ideal blend of industrial bones and adaptive potential.
  • The challenge now? Timing. 
  • Both existing landlords were inflexible and unwilling to extend occupancy while Bradley + Company transitioned. So we rolled up our sleeves and: 
    • Expedited delivery of the Ferndale space through close coordination with the landlord and vendors, 
    • Orchestrated a two-phase move, syncing the transition from both Southfield and Troy, and 
    • Ensured that the team would be fully operational before their peak season began.

The Result

Bradley + Company now operates out of a single, unified space that reflects their culture, supports their growth, and simplifies logistics.

  • It’s 20,000 SF in one location, 
  • In a creative neighborhood that energizes the team, 
  • consolidating operations that reduce friction and increasing collaboration, and 
  • Has a layout that seamlessly supports showroom, office, and warehouse functions.
